Booking conditions

ISM applies the following terms and conditions to the ordering and booking of cottage holidays and services. These terms and conditions become binding to both parties once the client has paid the deposit mentioned in these contract terms. These terms are valid in the area of EU. For the other recreation services these terms and conditions are valid as long they can be applied. These terms are valid for the present, all rights for changes will be held by the ISM.
Preliminary reservation, booking and payment
ISM can accept preliminary reservations according to its own decision. The preliminary reservation will be turned to be a normal booking and it will be billed in the date of affirmation, if the client has not canceled her preliminary reservation.
The booking is confirmed once the customer has paid the deposit (20% of the cottage rent) by the due date mentioned). The due date of the rest of the total price is 30 days before the arrival date.
If the booking is made less than 30 days before the start of the rental period, only one bill (including both the deposit and the rest of the total price) will be sent to client and the sum must be paid in full by the due date.
If the customer fails to pay or misses the payment deadline, the booking may be cancelled without further notification and the cottage can be further marketed. If the client do not cancel his/her booking by a written letter and the cottage cannot be marketed further because of this unpaid booking (which is not cancelled by a written letter), the full fee of the booking will be charged from the client who did not come on site.
The customer will be sent the bill including all the necessary information about the cottage and it´s accessories, driving directions to the location where the key will be handed over and to the cottage.
Cancellation or change of booking
Any cancellations must always be made to ISM in writing (by letter, e-mail or fax). The date on which ISM receives the written notification will be regarded as the date of cancellation.
In the case of a cancellation, the client will forfeit the 20 % deposit and a € 12 office fee, also when paid by internet 20% of the total fee and € 12 office fee. and the rest of the total fee will be sent to the bank account noticed by the customer.
If the cancellation is made less than 30 days before the start of the stay, the client will be charged the entire sum for the accommodation.
Regardless of the above, the fee paid to ISM will be refunded if the client or a person from the same household falls seriously ill, has an accident or dies with the exception of the 20% deposit paid and € 12 office fee which will be forfeited. In such a case, ISM must be informed immediately and this case must be properly and officially verified (a doctor’s certificate). If the cancellation is made less than 48 hours from the start of or during the holiday, payments already made by the client will not be refunded.
ISM must be informed immediately of cancellations.
If the customer changes cottage, dates of vacation or cancels one or more cottages previously booked, this will be treated as a cancellation of the previous booking and a subsequent new booking.
ISM will charge € 20 for any second change (one allowed) to bookings of destination, dates, extra services or number of persons etc. All changes must be made at least six (6) weeks before the start of the stay.
Right of ISM to cancel a booking
ISM may cancel a booking by the due date, if the booking is not appropriately paid. In this case of the event of force majeure, the owner of a cottage is able to cancel by ISM even a fully paid booking. The event of force majeure is for instance the case when the owner sells the cottage (without earlier notification) or the owner uses the cottage by themselves. In such a case ISM will notify the customer as soon as possible.
In this case of the event of force majeure ISM, if possible, can offer another cottage instead of the booked one. If this is not possible, the client is entitled to a full refund of the sum paid to ISM, but there is no mandatory to offer a compensatory accommodation.
Obtaining the keys, their use and return
The cottage van be used by the customer from 4.00 PM on the day of arrival until 12.00 o´clock on the day of departure. The key of the cottage will be handed over to the client in Kelosyöte area in a point told by ISM, if there is no other information given in the cottage presentation.
The customer has one key for his/her use during the stay. The key must be returned to given place. All responsibility of the key is on the customer during the whole stay.
Due the loss of the key the actual cost of replacing the cottage’s locks will be charged from the customer.
The Stay
The fee for detached cottages covers the use of the accommodation and sauna. Free use of the accessories mentioned in the booking document is also included.
Linen has to be used in beds. Linen can also be rented for extra fee.
The client is responsible for cleaning the cottage during the rental period. Client should also take care of the wastes (take to the nearest garbage), to make dishes (and empty the dishwasher), to clean dirt and flakes, to put the things in their right places and to make the beds.
Reclamations for faults an complaints and compensation for damages
Any objections and complaints regarding the holiday accommodation must be made immediately once the cause for them arises and addressed to the owner or custodian of the property so that it can be by all means to be repaired or compensated.
If the matter can´t be satisfactorily compensated immediately, the client should make a written reclamation to ISM, because the matters informed afterwards can´t be paid attention.
In the same way the client must inform and pay the damages caused by the client to the cottage or its accessories and the notification of this must be made immediately. If any damages are found afterwards (and the client has not informed the owner), the cost of all repairs will be charged full from the client. THE CLIENT HAS RESPONCIBILITY FOR THE CONDITIONS OF THE COTTAGE DURING HIS/HER STAY.
ISM will not be liable for any mistakes in the information given about cottages or inconvenience in the event of an unpredictable and insurmountable obstacle (force majeure) or some other comparable reason, such as a natural phenomenon (change in snow, ice or other nature conditions), construction work or forestry work nearby, etc., that was not caused by ISM and that ISM could not with all due reason foresee. Neither is ISM responsible for any damage or inconvenience caused by regular natural phenomena due to for instance domestic animals. natural animals, mold or other inconvenience etc.
If the client and ISM can´t end up with a consensus (agreement) about matters mentioned above, in Finland there is a board (Kuluttajavalituslautakunta) where the client can take contact to solve the problem.
The number of people
The number of people using the cottage must not exceed the number of sleeping places (including official extra beds). The number of people has to be mentioned during booking and it may not be exceeded. Extra persons cost E 60/person/day and the fee has to be paid cash.
Caravans and tents are not permitted on a holiday cottage plot without the owner’s permission.
Smoking, pets, lost things etc.
Smoking is not allowed indoors. Smoking is possible outside the cottages in the places reserved for smokers. If the client smokes inside the cottage, a fee of € 100 will be charged.
Pet-owners must notify ISM their intent to bring animals to the destination when booking. (Please notify that pets may only be brought to destinations which explicitly allow them). There will be extra charge for a pet; it is € 15/a pet/reservation. If the client brings in a pet without notifying the owner, a extra fee € 60/a pet/day will be charged in cash. ISM is not in charge for allergies due to smoking, pet hair/dust etc. Disease of client´s pet is not a valid reason for cancellation.
A lost thing (value more than €20) will be brought to local police station, where they can be asked for. Lost things (value more than € 20) will be disposed when cleaning.
